As with a home, the most effective way to advertise vacant land for sale is to ensure that it is listed in the local Multiple Listing Service. In order to do this, the lot owner will have to list the land with a realtor. Although all MLS systems allow vacant land to be posted, the main way that potential buyers look for property is the realtor.com web site. This only allows searching for residential housing at this time, so although realtors can find land for sale, it is more difficult for buyers to access listings of vacant land.

Because most internet-savvy realtors implement the IDX system, a front end that plugs into the realtor's own web site and accesses the realtor's local MLS system, the best way for a buyer to search for vacant land is to find a local realtor whose site implements the IDX system, for example robransom.com

There are also several commercial internet listing services that are used by the real estate community, the best-known of these being LoopNET. Commercial developers and builders have access to LoopNET and this is a useful place to advertise land. Even if a lot is only zoned for a single residence, it may be of interest to a small developer.

This site has a number of lot listings in various states: it doesn't give comprehensive coverage (only one San Diego county listing, and that is in the desert!), but may be worth looking at.

CCIMnet

CCIMNet is a national database of commercial property listings For Sale and For Lease, backed by the CCIM Institute (the largest commercial affiliate of the National Association of REALTORS®) and its 15,000+ members. You have to be a realtor to advertise land here.

Get a big sign!

Besides MLS exposure, consider a large, professional-looking sign with the acreage and the agent or owner's phone number in large lettering.

The local paper is also a good place to advertise land, especially on weekends.
