Reading The MLS Printout

The MLS Printout gives a lot of useful information that can tell you whether or not this is a suitable lot to look at in more detail. Click here to open a larger version of the map in a separate window.

Here are the keys to understanding this printout. Different MLS services will have a slightly different layout - the one used here is the San Diego (or Sandicor) MLS.

Status: this will be Active (available), Pending (in escrow), or Sold

LP: List price OLP: Original list price. If it is different from the LP, there has been a price reduction.

Media: Click here to get any extra pictures of the lot.

Listing type: This is usually Exclusive Agency, meaning the seller has contracted with a realty company to be the exclusive selling agents. Any individual or another realtor can bring an offer, but it has to be through the selling agent.

The next few items reference the address. Map Code is the Thomas Bros map book guide for San Diego County.

MT: Time the lot has been on the market AMT: The time the lot has been on the MLS

APN: The Assessor Parcel Number described here.

Lot dimensions: Length and breadth of the lot in feet

Sign: Is there are realty sign marking the property?

Parcel Map #: If the lot is on a parcel map, the number will be given here.

Lot Sq Ft: Area of the lot in square feet.

Water District: Name of the water district. Lots outside a water district may have an expensive annexation fee or may have to be on a well.

Tentative Map #: If the lot is in the process of being split, the TPN will go here.

Approx # of Acres: Area of the lot in acres.

Zoning: '1' or 'R1' means zoned for a single residence. Various other codes are in use for zoning density and for the type of building allowed - residential, commercial or agricultural. See here.

Addl Land Use: Other uses of the lot, for example agricultural. See 'Best Use' below.

Development: Is there any current development on the lot?

Irrigation: Most usually found if a lot is zoned for agriculture, for example if there is an avocado or citrus grove on the lot.

Age Restrictions: A lot mau be in a senior community. N/K means 'none known'.

Fencing: Is the lot fenced, and if so, how many of the sides.

Current Use: For example Brush, Grove.

Best Use: The use that makes the land most valuable, depending on the zoning allowed, commonly residential or commercial.
